In December in tyumen, the average cost of a 90-100 g can of caviar is 1,499 rubles, which is twice as much as in the same period in 2023. There is not enough fish to meet demand in the domestic market of the rf. The rise in the key policy rate also contributed to the rise in caviar prices. The fishing industry in the rf is credit-dependent due to the cost of maintaining vessels. A moratorium on developers' bankruptcies is planned until the end of 2025, as proposed by the rf’s ministry of construction. A high key policy rate can lead to the bankruptcy of highly leveraged companies. Another reason is the long years of preferential mortgages, which  will hardly be available in the next few years. Especially  affected will be developers focused on economy-class, as demand for such properties is falling the most. In 2023-2024, the margins of the development business in russia will decline due to labor shortages, associated downtime and rising prices for construction materials. Cost growth is outpacing the increase in apartment prices in russia. This process will continue in 2025-2026. The increase in the key rate and mass mortgage rates has led to a drop in demand for this method of purchasing real estate. To stimulate sales, the russian market is forced to introduce interest rate subsidies and tranche lending. In 2025, the share of such loans will be 24%, in 2026 – 28%. This will result in a 13% increase in construction costs per square meter by 2027.
